Asbestos Inspections

Asbestos/HAZMAT inspections and re-inspection’s for commercial, marine & residential applications.

What is an asbestos inspection?

In both residential and commercial properties constructed prior to 1990, the presence of asbestos is a concern, yet it is challenging for the average person to visually determine if a material is an ACM (asbestos-containing material). This is where the expertise of an asbestos professional becomes invaluable. Through a comprehensive assessment, Survey Services can accurately identify the presence, location, and condition of asbestos-containing materials within your property. Furthermore, we can offer guidance on effective risk management strategies, create management plans, post remediation testing, air monitoring and assist with asbestos project management.

Collecting Samples

When collecting samples, we are extremely careful and strategic about our process. Depending on the size of the area, we may need to:

Prepare the area

During the sampling process, it is crucial to completely clear the area under investigation to minimise any potential disturbance to asbestos fibres. To prevent the spread of fibres, heating or cooling equipment should be turned off, maintaining still air in the surroundings during the exposure. Throughout the testing procedure, utmost care is taken to always ensure minimal disturbance to the fibres.

Collect the sample

At Survey Services, our assessors take every precaution to ensure the area under investigation is properly sealed and safe. We strictly adhere to wearing the necessary protective equipment throughout the process. Employing best practices and methodologies, our assessor will collect samples in a manner that minimises disturbance to a large area of potential fibres. Samples will be securely contained in a properly labelled and sealed container.

Clean and secure the area

After the sample has been collected, we prioritise a thorough cleaning and securement of the potentially affected area. Our assessor will remove any loose fibres, ensuring their proper disposal. All personal protective equipment (PPE) used during the sampling process will be placed in appropriately labelled, sealed disposal containers. These containers, along with any other waste generated from the sampling, will be promptly removed from the site. We strictly adhere to local and legal guidelines for the correct disposal of these materials, ensuring compliance and responsible waste management practices. At Survey Services, we take every necessary step to guarantee the safety of our clients and the environment throughout the entire process.

Asbestos Survey Reports

Once testing is complete and we have the results back from the laboratory, we will prepare a detailed asbestos survey report. The report will typically include:

  • Assessment date
  • Property details
  • Details of any suspected ACM’s, their locations, type and condition
  • Laboratory analysis and results of samples

Assessments are thoroughly documented and will also contain photos of any identified or suspected ACM’s/hazardous materials, plus recommendations for successful and proper remediation. If there is no asbestos present in your building, you will be cleared and issued with relevant certification to show this.

If you do have asbestos present, we can help you with Asbestos Registers and Management Plans, Asbestos Project Management, Asbestos Air Monitoring and should you be having it removed, we can return when work is deemed complete to do a post remediation inspection.

If you suspect you have asbestos, don’t take the risk, call Survey Services on 08 6491 9032 or fill in our form with your details and we will happily provide you with an estimate.

Asbestos Inspection FAQ's

Asbestos Surveys are a legal necessity for commercial property owners to remain compliant with OHS/WHS laws. The hazardous materials industry is heavily regulated and failure to adhere to regulations may result in heavy penalties, lawsuits and may risk the health of employees, tenants or occupants. An asbestos inspection can determine whether your property contains asbestos-containing materials (ACM’s) and provide a structured plan of action for its proper removal or management. An asbestos survey is critical before commencing any kind of construction or renovation activities in areas that may contain ACM’s.

An asbestos assessment is not a legal requirement of a pre-purchase inspection and is therefore not likely to be included. Asbestos assessments should only be conducted by HAZMAT professionals and testing conducted by a NATA accredited laboratory.
